General
Call the leasing office at (540) 734-2232, any day of the week. Or send us a message through the contact form and we'll get back to you within 24 hours.
Yes, come see us! Stop by during office hours, or book a tour online ahead of time so we're ready for you.
Before You Move In
Yes! When you apply, create a roommate group or list friends who've already applied, and we'll put you together. No roommates yet? We offer roommate matching too.
Everyone has their own lease, so if a roommate leaves, your lease doesn't change. If there's a conflict, our team can help sort it out, one on one or as a group, and talk about a transfer if needed.
Your lease is for a floor plan (and bedroom type, where that applies), not a specific bedroom. If all your future roommates agree, we can take bedroom preferences into account. If a roommate issue doesn't get resolved, a transfer may be possible depending on what's open in a same-gender unit of the same floor plan.
Your move-in directions will tell you where to park and unload, and where and when to pick up your keys. Questions? Our team can help.
They're all in your lease agreement, including quiet hours.
The application has a short roommate questionnaire about things like your major, study habits and social life. We use your answers, your floor plan and your self-identified gender to find roommates you'll get along with.
Living Here
Yes, your lease requires liability insurance. B.HOM offers a low-cost plan that meets the requirement and can be billed with your monthly rent.
Yes, every resident gets a private bedroom. You'll share the living room, kitchen and bathrooms with your roommates.
Every apartment is fully furnished. Shared spaces have a couch, love seat, coffee table, entertainment stand, end table, dining table and chairs. Your bedroom has a full-size bed and mattress, dresser, desk and desk chair. Decorate however you like, just avoid damage beyond normal wear and tear. Patch any holes bigger than a quarter before you move out to avoid charges.
Yes, right in your apartment. Every apartment also has a refrigerator, dishwasher, stove, oven and microwave.
You and your roommates do. Everyone keeps their own bedroom and the shared spaces clean, and there's no cleaning service. We inspect apartments every quarter to make sure everything's in good shape.
Each apartment has one mailbox for USPS deliveries, shared by everyone in the apartment. Wi-Fi covers the apartments and the community spaces.
High-speed internet is included. Everything else is billed based on what you use, with no caps or allowances, and added to your account after each billing period.
Yes and yes. Gatherings are fine in your apartment as long as everyone follows the community rules and quiet hours in the lease. Parking on site is free.
Submit a work order in the Resident Portal so you can track it and get updates. You can give us permission to enter, or ask us to check with you first. Most requests are done within 24 hours, often in one visit. Some repairs need a part ordered first.
If it's life-threatening, like a fire, call 911 right away. For maintenance emergencies like flooding, call the property phone number and the after-hours service will reach the on-call maintenance team. Anything that can wait, submit through the Resident Portal.
Our onsite team. Come talk to us about roommate issues, money trouble that's affecting your rent, or anything else going on with your apartment.
Yes! Every apartment is pet-friendly. There's a $350 one-time pet fee and $35 a month in pet rent per pet. Pets need to be under 50 lb, and aggressive breeds aren't allowed. There are pet waste stations around the community.
You and your roommates look after the shared spaces in your apartment. Our onsite management and maintenance team handles the rest. Send maintenance requests through the Resident Portal, and follow the community rules in your lease.
Moving Out & Contractual
Standard leases run August to July. If you start later, your lease still ends in July unless you renew. You can move out early, but you're still responsible for rent until someone takes over your spot through a relet.
Before you go, reach out to our team for move-out instructions. Return your keys to the leasing office on move-out day or during business hours. We don't offer cleaning, but you can hire your own cleaner. We can't arrange it, let them in or pay for it, though. There's no onsite storage.
Once your application is approved and your lease is signed, the lease can't be canceled, even if you never move in. A relet can pass the rest of your lease to someone who qualifies and signs a new lease. Missed payments may go to collections.
Resident Portal
Log in to the Resident Portal. Your balance is on the dashboard, and the Payments tab shows every charge.
eCheck from a checking account, debit cards, and Visa, Mastercard, Discover and American Express. Card fees may apply. The name on your bank statement can vary, so ask our team if you need to confirm it.
Use the email and password from your online application. Forgot your password? Click âForgot Passwordâ on the login screen.
In the Resident Portal, open the Menu and go to Payments. Under billing information, add the account or card you want to use. You can also make a payment, see your ledger and schedule payments there.
Pay rent, submit work orders, see your lease documents, message our team, and book amenity spaces when they need a reservation. It works on desktop and mobile, with the same login you made when you applied.
Securing An Apartment
No. Every lease is for one person, so it's one resident per bedroom. Couples can lease separate bedrooms in the same apartment. In apartments with two or more bedrooms, you share the apartment with other leaseholders.
Hit âApply Now,â pick your lease term, floor plan and any premium options, then start your application. Living with friends? Make sure everyone picks the same floor plan so we can group you together.
Most applications are approved within 24 to 48 hours. You'll complete a background check, and your guarantor completes a credit check and income verification.
Your bed is yours once your application and screening are approved and your lease is signed. You'll need ID before move-in, and you can upload it while you apply. Guarantors need to show proof of income.
Most students do. Your guarantor needs to meet the income requirement (student loans don't count), and have a U.S. Social Security number and U.S. credit history. No eligible guarantor? You can try to qualify with your own income, or ask our team about a third-party guarantor service.
Nope, anyone who meets our qualifying standards can apply. We only offer 12-month leases, from mid-August to July 31, so there's no summer-only housing.
Not a traditional sublease, but you can relet. If you need to leave early, find someone to take your spot. Once they pass screening and sign a new lease, they take over the rest of your lease.
Your total rent is split into 12 equal payments due on the 1st of each month, plus any recurring fees like pet fees. Utility charges show up on your account after each billing period.
High-speed internet and access to all community amenities. Utilities are billed separately based on what you use, with no caps or allowances.
The easiest way is the Resident Portal, online or in the app. Link a bank account or pay by eCheck, debit card or major credit card, and set up autopay if you want. Credit card fees vary by provider. PayPal isn't accepted.
Late fees can start on the 4th of the month. If rent stays unpaid, it can lead to eviction under your lease, and the account may be sent to collections.
Yes. Click âApply Nowâ and create an account to see everything it asks for. You can log out anytime and pick up where you left off.
Your payment plan comes with your floor plan and bedroom type, so it can't be changed. Want a different rate? Ask our team about transfer options. Student loans don't count as qualifying income, but once you're approved you can pay with whatever funds you like. Payments are still due on the 1st.
